Client was a long time customer and needed to rent out the whole unit. And as a property agent herself. She knows what are the things to look out for when managing a unit.
We were called to view this unit in Ulu Pandan area, and was told rain water pooling seemed to be common on this side of the unit.
Support walls below the window were seen to be flaking condition. Mold found under paint surface.

We proposed to client to do waterproofing membrane, plaster with sealant.

In another room, on the same side of the house. Support walls below the window were seen to be flaking condition. Layers of paint are peeling off. Signs of efflorescence. We suggested to do the same waterproofing treatment with plaster and sealant.

Damaged parquet flooring on corner of the room. We found the other side of the room is a bathroom with modified piping. PVC fittings were changed and sealed. Waterproof treatment done.

All treatment done and left for painters to clean up all the aesthetics of the unit. It was rented out with no issues.
